Building a conservatory in Scotland

Scottish conservatories sit on everything from city tenement ground-floor flats with a back green to detached houses in the Highlands. Rules differ from England, and a shared garden may need the agreement of your neighbours. A lean-to is the usual choice for tight plots, and an orangery suits a larger stone house.

Granite and sandstone houses take a timber or dark aluminium frame well, and many conservation areas expect it. uPVC is common on the newer estates. Scotland has its own building standards, so ask the installer whether a building warrant is needed and who applies for it.

Scotland has the coldest winters and the longest heating season in the UK, so an uninsulated roof leaves a conservatory unused for much of the year. A solid or well-insulated glass roof is the sensible choice. Wind loading on coasts and islands also matters, so check how the roof is fixed.

Scottish weather makes good seals and a strong lock more important than a wide opening. Sliding and French doors are the usual choices, and bifold doors need careful specification in exposed locations. In a tenement or a shared building, check that your title lets you alter the back wall.

Scotland's housing is different enough from England's to change how jobs are priced. Sandstone tenements dominate Glasgow and Edinburgh, where roofs, closes and rainwater goods are shared between several flats and repairs need agreement from every owner. Aberdeen is granite. Solid stone walls with lime mortar are the norm in older stock, harling and wet dash render are common, and the proportion of pre-1919 property is higher than in England.

Planning and building rules in Scotland

Scotland has its own Building Standards rather than England's Approved Documents, and most work requires a building warrant applied for before it starts, not a notice given afterwards. Tenement repairs are governed by the Tenements (Scotland) Act 2004, which sets out how costs are shared. Conservation areas and listed buildings are numerous in both Edinburgh and Glasgow city centres.

The weather

The coldest part of the UK, with the most air frost days and a much longer heating season. The west is very wet, with the Highlands among the wettest ground in Europe, while the east coast is markedly drier. Exposure is the other factor, with wind loading on the coasts and islands setting how firmly anything outside has to be fixed.
