Lean-to conservatories

A lean-to conservatory has a single sloping roof that runs up to the wall of the house. It is the simplest shape to build, which makes it the cheapest style, and it fits under a window sill or an eaves line where a bay-fronted design would not.

Typical price, fitted£8,3003m × 4m lean-to conservatory in uPVC, fitted. Most pay £6,000 to £10,500, including VAT.

What moves the price of lean-to conservatories

Size

Floor area is the biggest single driver. A larger footprint means more frame, more glass and a bigger base, though the price per square metre falls as the conservatory grows.

Roof

Polycarbonate is the cheapest roof, glass costs more and a solid tiled roof costs the most. The roof is often the biggest difference between two quotes for the same shape.

Frame material

uPVC is the base price. Aluminium and hardwood both cost more, and hardwood costs the most.

The site

Sloping ground, poor soil, drains in the way and awkward access all push the price up before any frame goes in.

Who builds it

National brands usually quote well above local FENSA or CERTASS installers for a similar specification. Compare like for like on frame, roof, base and guarantee.

What a quote for lean-to conservatories should include

If a quote is missing any of these, ask why before you compare it with another.

  • The footprint, the style and the roof type, with a drawing that shows the layout
  • The frame material and colour, inside and out, and the guarantee on frames, glass and the roof
  • The base and groundworks: what is included, and what happens if the ground is poor
  • Whether a dwarf wall is in brick or in the frame, and who builds it
  • Building Regulations and planning: who checks whether you need them and who pays any fees
  • Electrics, heating, flooring and blinds, and whether any of them are in the price
  • FENSA or CERTASS registration for the windows and doors, and the deposit and payment schedule

Common questions about lean-to conservatories

Is a lean-to the cheapest conservatory?

Yes. The roof is a single slope and the frame has few corners, so it takes less material and less labour than any other shape of the same size.

Can a lean-to have a solid roof?

Yes. A lightweight tiled roof suits the single pitch well, and it makes the room usable in winter and summer. It costs a lot more than polycarbonate or glass.

Do I need planning permission for a lean-to conservatory?

Most are permitted development, but limits on depth, height and how close it sits to a boundary apply. Check the rules for your nation and your property before you order.
