Bespoke conservatories
A bespoke conservatory is designed for the house and the plot, rather than picked from a standard shape. The usual starting points are the P-shape and the T-shape, which combine a main room with a second section for dining or a seating area.
Who bespoke conservatories suit
Suits
- Large houses and generous gardens
- Anyone who wants a room built round how they live
- Period properties where a standard shape would sit badly
Good points
- Built to fit the house, the plot and the way you use the room
- Room for separate dining and seating areas
- Brick, glass and roof can be matched to the house
Watch out for
- The most expensive of the conservatory styles
- Longer design and approval process
- Fewer installers take on bespoke work

What moves the price of bespoke conservatories
- Size
Floor area is the biggest single driver. A larger footprint means more frame, more glass and a bigger base, though the price per square metre falls as the conservatory grows.
- Roof
Polycarbonate is the cheapest roof, glass costs more and a solid tiled roof costs the most. The roof is often the biggest difference between two quotes for the same shape.
- Frame material
uPVC is the base price. Aluminium and hardwood both cost more, and hardwood costs the most.
- The site
Sloping ground, poor soil, drains in the way and awkward access all push the price up before any frame goes in.
- Who builds it
National brands usually quote well above local FENSA or CERTASS installers for a similar specification. Compare like for like on frame, roof, base and guarantee.
What a quote for bespoke conservatories should include
If a quote is missing any of these, ask why before you compare it with another.
- The footprint, the style and the roof type, with a drawing that shows the layout
- The frame material and colour, inside and out, and the guarantee on frames, glass and the roof
- The base and groundworks: what is included, and what happens if the ground is poor
- Whether a dwarf wall is in brick or in the frame, and who builds it
- Building Regulations and planning: who checks whether you need them and who pays any fees
- Electrics, heating, flooring and blinds, and whether any of them are in the price
- FENSA or CERTASS registration for the windows and doors, and the deposit and payment schedule

Common questions about bespoke conservatories
What is a P-shaped conservatory?
A P-shaped conservatory combines a main room with a smaller section off to one side. It gives a defined dining or seating area in a room that is still open to the rest.
Is a bespoke conservatory worth the extra cost?
If the house or plot makes a standard shape awkward, yes. If a Victorian or Edwardian fits the space, a bespoke build rarely adds enough to justify the difference.
Do bespoke conservatories need planning permission?
Often. Larger and taller builds are more likely to exceed permitted development limits, so check early.
